The state in the first line of every letter should say OR (for Oregon) behind the text “Lake County”. It looks like you have used the mailing address state of each property owner instead. Please replace each random state with OR in the first line and ensure the states currently in that spot is assigned for the mailing address of the property owner.
Please take out the line that says “We are partners with LandPin.com who have been in business for about twenty plus years and have successfully completed tens of thousands of purchases similar to this one”.
Also please modify the second sentence of the third paragraph to say “We will pay all of the associated costs of completing this transaction including back taxes within reason as well as title and escrow fees”.
